Option 1 – The Full Package - Management Service

Fee - £795 Inclusive of VAT (Or the first months’ rent whichever is the least) PLUS -

10% of the rental income plus VAT (equivalent to 12% incl. VAT)


  • Professional Marketing; Advertising on major portals
  • To Let Board
  • Accompanied viewings
  • Full tenant check; professional referencing
  • All the administration and provision of legal documentation
  • Professional MARLA Inventory; Schedule of Condition (ISC)
  • Full Check In procedure incl. reading meters; informing utilities
  • Holding and protection of tenants’ deposit

PLUS Our Management Service:-

  • Reading of meters at Check In AND Check Out
  • Collection of rent; provision of monthly landlords statements
  • Annual Landlord Statement for tax purposes on request
  • Liaising with utility providers and Council offices on queries
  • Regular property inspections and written reports every 3 months
  • Management of property maintenance and repairs
  • Arrangement of mandatory annual gas inspections
  • Dealing with any problems arising throughout the tenancy and enquiries.
  • Annual Rent Review
  • Rent increase negotiation and notices
  • Full check-out procedure including deposit return negotiations

Option 2 – Tenant Introduction & Let Only Service

FEE - First months’ rent Inclusive of VAT

  • Negotiation, administration and provision of signed Tenancy Agreement
  • Collection of first months’ rent and deposit
  • Reading of meters and notice to utility companies
  • Initial landlords statement and invoices

Option 3 – Tenant Introduction & Rent Collection Only

FEE - First months’ rent inclusive of VAT + 6% of the rental income incl. VAT)

  • The Introduction Only Service + PLUS
  • Monthly Rent Collection
  • Management of arrears (if and when applicable)
  • Monthly Landlords Statement
  • Annual Landlords Statement on request
