Option 1 – The Full Management Service
Marketing of Property & Introduction of New Tenant(s):-

- Full Tenant Affordability and Credit Checks + Professional Referencing
- Negotiation, Preparation & Administration and Provision of the Assured Shorthold Tenancy(AST) Contracts
- Professional MARLA Inventory & Schedule of Condition (ISC)
- Provision of “How to Rent Guide” along with duly signed Check List of required legal documents at the commencement
- Full Check In procedure incl. reading meters & informing utilities
- Holding and protection of tenants’ deposit and provision of legal paperwork required.
PLUS Fully Inclusive Management Service:-
PLUS 12% of Monthly Rental Income
Inclusive of VAT (equivalent to 10% +VAT)
- Collection of rent in segregated client account
- Provision of monthly landlord’s statements
- Annual Landlord Statement for tax purposes
- Liaising with utility providers and council offices on queries
- Regular property inspections and written reports every 3 months unless agreed otherwise. Initial Inspection carried out approx. 6 weeks following Check In
- Management of property & tenancy
- Arranging general maintenance & repairs when using our own contractors. (NB: Additional cost if quotes and works are via your own contractors at £36 Incl. each time)
- Arrangement of mandatory annual gas inspections
- Dealing with all contact with the tenants and our recommended contractors
- Annual Rent Review
- Rent increase negotiation and notices
- Full Check-out procedure including deposit return negotiations (NB: Not including any dispute costs)
- Reading of meters at Check Out & informing utility companies
Option 2 – Tenant Introduction and Let Only Service

- Collection of first months’ rent and tenants deposit
- Landlord Statement & original documentation
Option 3 – Tenant Introduction and Rent Collection Only
